Real Estate Development Associate

Position Summary
The firm has secured land in Niseko, and the Associate will be involved in the premium condominium development from start to finish. Responsibilities include supporting the development process, ensuring quality and timely execution of various tasks such as financial analysis and management, project scheduling, reviewing architectural and design work, managing contractor bidding and buyout, tracking change orders, cost reporting, preparing contracts, overseeing construction quality, and handling project closeout. These tasks will be performed in collaboration with team members and partners hired for the development, and supervising their works and outcomes will be a key part of the Associate’s role as well.

The firm is also responsible for finding new opportunities; therefore, the associate will be involved in communicating with real estate agents, conducting due diligence, and analyzing potential developments to provide insights to HQ in Korea.
 
Major Responsibilities – Niseko Condominium Development
  • Conduct research on all development functions, including market analysis, potential vendors, costs and fees, facility and design concepts, etc
  • Update the current feasibility study of the development
  • Perform financial planning and management tasks such as project budgeting, cash flow estimation, reporting and tracking
  • Assist the Development Manager with financing proposals involving multiple sources of funding
  • Coordinate with HQ and asset manager for financing reports
  • Plan building space and suggest concepts, including desk research on latest trends and other competitors
  • Review architectural works and designs, and recommend improvements
  • Solicit partners and contractor services for due diligence, design and construction services, reviews and evaluate the responses, and secure the necessary services
  • Research and gather documentation for RFQ/RFP responses
  • Assist in the assemblage of RFQ/RFP responses and prepare internal approval process to execute investment
  • Assist in the submittal, change order, and pay request process
  • Manage the tracking of timelines and schedules
  • Monitor construction progress and report issues
  • Work closely with the hotel team to suggest directions for tenants and explore their potential
  • Analyze financial models and structure between the hotel and condominium owners with the hotel team
  • Research and recommend FF&E, OS&E and artwork etc
  • Coordinate contracts, schedules, and installation for initial delivery of FF&E and OS&E etc
  • Performs all other tasks and duties as assigned by the Development Manager

Major Responsibilities – Potential Properties
  • Build relationships with real estate agents and gather information about potential properties
  • Visit potential property acquisitions and assists Development Manager with market analysis, trends, feasibility study, development permits, concept ideations, due diligence and other related tasks
  • Prepare reports to support HQ’s decision-making on potential properties

Qualifications
  • Bachelor’s degree or higher required
  • Native in Japanese and proficient in English; Korean language skills are a plus
  • Minimum 3 years of experience in hotel, condominium or housing development
  • Good knowledge of financial statements (PL, CF, BS)
  • Experience in reviewing building layouts and other related materials created in CAD
  • Proficient in MS Office (PowerPoint, Excel, Word), CAD skills are a plus
  • Experience in dealing with subcontractors, and self-perform work is a plus
  • Creative and results-oriented with a strong sense of urgency
  • Self-motivated with ability to work effectively both independently and as part of a team
  • Desire to learn and adapt to situations
  • Having networks with real estate agents is a plus
